How may I check availability for a particular date or dates?

How do I make a reservation?

Please email us using our online contact form and we will be happy to process your booking and answer any questions you may have.

In order to confirm a reservation, we do require a deposit of 50% of the total cost and a completed and signed rental agreement. Please note that we cannot hold your reservation without a deposit.  The remaining 50% of the balance is due 45 days prior to arrival.

What forms of payment do you accept?

We accept payments by credit card (Visa and MasterCard), echeck or Paypal.

Do you provide an information book or guide about the house and Breckenridge?

We have created a very informative cabin and Breckenridge PDF guide for our guests. The guide contains instructions on how to get to Breckenridge, how to find the house in Breckenridge, how to get into the house and who to contact if you need assistance or have a problem while you are staying there. There is also a wealth of other information about Breckenridge and Summit County in general, including ski and road condition information, getting around, ski rental, lift tickets, dining, shopping and activities in and around Breckenridge. The guide is emailed to guests upon receipt of final payment.  A bound copy is also in the house for guests when they arrive as well as an abundance of other local guides and brochures.

What are the check in and check out procedures?

You are welcome to enter the cabin after 4:00pm on your arrival day, and we ask that you check out by 10.00am on your last day. Due to the popularity of our cabin, we often have back to back bookings with groups of guests departing on the same day that the next group arrives. Accordingly, we kindly ask that you adhere to these times so that the cabin can be cleaned and maintained to our high standards.

On rare occasions, more commonly during the off-peak seasons, there are times when early check-in or late check-out may be available. Please email during the week prior to your checking in to see if we can accommodate your request.

To facilitate check-in, keys are kept on site in a lock box. The lock-box code is given out when we receive your final payment. The day after your arrival, our property coordinator will give you a call to ensure everything is in satisfactory order.

Will I need a vehicle while staying at the cabin?

The cabin is located on Four O’Clock Run Road very near the entrance to the ski area. It is a quiet location and the Breck shuttles do not run up our street. The nearest shuttle stop is about 500+ yards away at the corner of Ski Hill Road and Four O’Clock Run Road.  We strongly recommend having the use of at least one vehicle for our guests. With a vehicle, it is a simple matter to drive on down Ski Hill Road for dinner in town after a relaxing session in the hot tub. Downtown Breckenridge is just 2-3 minutes away when you have a car, but much more of an undertaking if you plan on using public transport.

Will I need a four-wheel drive vehicle to access the cabin?

During the winter months, we highly recommend the use of a four wheel drive vehicle and/or snow tires or chains.  The road crews do a wonderful job plowing and de-icing the roads in Breckenridge during the winter.  However, the cabin is located on a road zoned as White River National Forest and is plowed less regularly such that it is usually covered in packed snow during the winter months.  In addition, the access to the cabin from the road is a gently sloped driveway.  Our snow removal contractor plows the driveway whenever there has been a snowfall of 4 inches or greater, but lesser snow falls can create significant problems for non four wheel drive vehicles. We cannot stress enough just how much we recommend the use of a four wheel drive vehicle and/or snow tires or chains.

What items do we need to bring — or rather, what do you provide?

We provide a “starter kit” of toilet paper, tissues, paper towels, soap, dishwashing detergent and laundry detergent for your use. A “starter kit” of tea, coffee, sugar and creamer is also provided to ensure you get off to a great start on your vacation even if you arrive late at night.

All bed linens and abundant towels are provided for in cabin use only. A range of pillows is provided, including luxury down-filled pillows, latex memory foam and hypoallergenic pillows. All beds are fitted with down pillow tops, luxury sheets, down comforters, 100% cotton blankets and coverlets.

A range of baby equipment is available, including a Graco Pack and Play and separate foam mattress with linen, two IKEA Antilop high chairs, a play yard and various door and stair gates.

The cabin kitchen is equipped with stainless-steel appliances (stove, oven, refrigerator, microwave, and dishwasher)and top quality counter top appliances. We provide approximately 15 sets of dishes, glasses, and silverware. We also have plenty of pots, pans, bakeware, etc. for your convenience.

We have tried our best to supply the cabin with just about everything else that you might need during your stay. If you have any concerns, please contact us before your check-in date, and we will do our best to accommodate your needs.

Do you provide internet service?

The cabin has complimentary high speed internet with WiFi.  The network name and password are provided in our instruction guide.

Is there phone service ?

The cabin has a phone line and answering machine, with three mobile handset units provided, one on each floor of the home.  Local calls only are permitted.  If you need to make a long-distance call, please bring a calling card or your cell phone.

Is smoking allowed?

Smoking is NOT allowed.  Our guests rely on the home being strictly non smoking.

What is your pet policy?

Pets are NOT allowed.  We are pet lovers, but for the sake of our guests, the cabin is a pet free zone.  

What do I do if I arrive and something is broken or not satisfactory?

Please contact our property coordinator in Breckenridge or send us an email with the issue.  We have repairmen and housekeeping available to address the situation. 

What do I do if I break something during our stay?

Please contact our property coordinator in Breckenridge or send us an email with the issue.  We would much prefer to know about problems, breakages or damage when they happen so that the situation can be remedied as soon as possible.  

What if someone becomes unwell while staying at the cabin?

Please dial 911 for any emergency. We provide medical contact information at the cabin for non-emergencies. The phone numbers are located in both the cabin guide pdf version and hard bound book at the cabin. 

What happens if we need to check out earlier than our booked departure date?

While we understand that emergencies happen, we are not able to provide refunds for early departures.

What is your cancellation policy?

100% refund if cancelled at least 60 days before arrival date.

Cancellations within 60 days will result in forfeit of ALL monies.

We cannot offer refunds or discounts for early departure.

What do I do if I left something behind when I leave?

Please call or email as soon as you realize that you forgot something. If we find it, we are happy to ship it to you. You will only be charged for the shipping costs. Please note that we are not responsible for any items left in the cabin. 

May I see your Rental Agreement document please?

Yes of course, a sample copy of our Rental Agreement is available here on this site. Please note this is a sample only. Until confirmed and signed, the rental agreement is subject to change without notice.
